WHAT YOU GET:

  1. ABILITY TO ADVERTISE ON A MONTHLY BASIS TO ALL OF THE AGENTS IN THE LOCAL MULTIPLE LISTING SERVICE(MLS), [ONCE YOUR HOUSE IS LISTED IN THE MLS, ANY MEMBER REAL ESTATE COMPANY CAN SELL IT]

  2. EXPOSURE ON REALTOR.COM AND OUR WEB SITE

  3. ABILITY TO BUY ONLY THE SERVICES THAT YOU NEED AND PAY FOR ONLY WHAT YOU USE. PAY A SELLING AGENT COMMISSION( TYPICALLY HALF OF A STANDARD COMMISSION, ie. If a full commission would be 6%, you would pay a selling agent 3%) ONLY IF A SELLING AGENT SELLS YOUR PROPERTY. A LA CARTE WAIVES THAT FEE IF YOU FIND YOUR OWN BUYER.

  4. BUY ADDITIONAL SERVICES FOR NEGOTIATING THE AGREEMENT OR CLOSING ONLY WHEN NEEDED AND IF YOU WANT THEM

  5. CALCULATION OF THE TYPICAL COSTS OF YOUR SALE

  6. CALL SCREENING AND PREQUALIFICATION OF BUYERS AND HELP IS STRUCTURING FINANCING TO HELP PUT THE SALE TOGETHER

  7. NO COST FOR CHANGES TO YOUR SALES PRICE OR TO CHANGE THE STATUS IN THE MLS FROM ACTIVE TO SOLD

REQUIREMENTS

  1. YOU MUST OBTAIN FINANCING FOR A NEW MORTGAGE FROM ADVOCATE MORTGAGE SERVICES INC.( BUYOUT OPTION DOES EXIST FOR .5% )

  2. UP FRONT FEE OF $275.00 AND $125.00 FOR EACH MONTH AFTER THE FIRST

  3. MUST AGREE TO PAY A SELLING AGENT “HALF” OF A COMMISSION IF AN AGENT SELLS YOUR HOME

  4. MUST NOTIFY THE COMPANY IMMEDIATELY UPON THE SALE AND CLOSING OR YOUR HOME

  5. ONLY COMPANY SIGNAGE MAY BE USED (NO “FOR SALE BY OWNER”)SIGNS. ALL ADVERTISING MUST CONTAIN THE NAME OF THE COMPANY
